PB Associates have a dedicated department, providing a variety of Services for Flat Management Companies and Resident Associations.
Typically these companies are owned by the leaseholders but we also provide services to other landlords including the preparation of Service Charge Statements. We also have a number of Managing Agents and Solicitors with whom we work closely so that we are able to assist in supplying a comprehensive service for multi-occupied residential properties and related property issues.
Annual Financial Statements
We are able to prepare Annual Financial Statements which, in the case of limited companies, will take the form of Statutory Accounts, many of which will qualify for the exemption from audit, although we offer an audit facility if required. Service Charge Statements and non-statutory accounts are prepared where applicable.
Whilst we are not able to act as a full Managing Agent, we do deal with the collection of service charges and ground rents and provide a full accounting service and, if required, a cheque signing facility for the payment of expenses. We also provide information to Solicitors dealing with sales and liase with directors regarding references and licences to assign where required.
Company Secretarial Services
We offer a full secretarial service keeping the statutory records of directors and shareholders including dealing with the registration of share transfers and the issue of share certificates where appropriate. Compliance with Companies House requirements are also provided.
Freehold Purchase and Associated Matters
We are experienced in matters relating to the purchase of the freehold interest in blocks of flats whether by negotiation or under the enfranchisement legislation. We can also offer advice on the taxation implications of lease extensions granted to the leaseholders, often liasing with Solicitors and Valuers and agreeing liabilities with HM Revenue & Customs.
